2026 Current Site Manager Fees Guide
2026 Current Site Manager Fees Guide — Professional apartment and site management is far too complex and legally demanding to be handled with amateur approaches today.
Why Professional Management?
- Transparent financial management (dedicated bank account for the building, online tracking)
- Legal security (professional liability insurance, guarantee letter)
- Technical team (24/7 emergency response, periodic maintenance)
- Time savings (unit owners don't deal with management tasks)
Management Plan
Under Condominium Law Article 28, the management plan binds all unit owners. Professional companies prepare legally compliant and comprehensive plans.
CL Article 40 — Manager's Fee: The manager is entitled to a fee for their service. The fee amount is determined by the general assembly. A manager elected from among unit owners is considered to have received their fee by being exempt from half of the management expenses. The fee and working conditions of an externally appointed professional manager are determined by contract.
CL Article 37 — Manager's Liability: The manager must exercise "due care" in performing their duties. They are liable to unit owners for damages arising from negligence or fault. The relationship between the manager and unit owners is subject to agency contract provisions. Being discharged does not eliminate liabilities that emerge later.
